The most important thing to do for your home is to remove all clutter from every part of your home.  It's practical, since you are moving out that you wouldn't want to pack all of the things that you don't need or use any longer.

Presentation is another big factor in selling your home.  As potential buyers come in they need to "feel" that they can see themselves living in your home.  Make every part of your home look organized.  Remove extra and bulky furniture in your living area to give it an open feeling, and it also makes the room seem bigger.

Take down all family portraits, looking at pictures of the seller is a distraction to potential buyers as they walk through your home.

Making minor repairs like a new fresh painted home and rooms looks so much cleaner.  Be sure to use neutral colors.  Potential buyers may not see the home beyond the color.  Dripping faucets will show potential buyers that they will need to put in more money into the home besides what they will be purchasing it for.

Minor upgrades like installing air conditioning is always a plus, especially if your area is known to be a hot and muggy part of the island.  What does your floor look like?  Does it need some TLC?Buyers also look for remodeled and updated kitchens and bathrooms.  If it's in your budget this would be a great idea.  

Take a good look at the outside of your home, does it seem inviting.  Is your yard being maintained?  Approaching your home will be the buyers' first impression.  You have only one chance to make them want to come in and see, that your home is as great as it is outside and inside.
